Second HomesNumber of Second Homes on the Rise Why is it important? Second homes in a community can have adverse affects on the existent housing market in addition to causing disjointedness among residents and local businesses. Often, second homeowners rent their houses at much higher rates, lowering housing affordability. In addition, many second homeowners are not involved in community issues and events involving the neighborhoods causing a separation between permanent and vacation homeowners. How are we doing? Second homes are most prevalent in the highest elevation parts of the Sierra, including the Truckee/Tahoe area, and the Lake Almanor area. Most communities in these areas have more than 50 percent of their housing used as second homes. Some foothill areas also have a high incidence of second home ownership, including the areas around Tullock Lake and New Don Pedro Reservoir. The number of second homes rose between 1990 and 2000 in every subregion. However, in only the North Central and East Sierra did the percentage of second homes increase. Overall for the Sierra Nevada, the percent of homes used as second homes remained at 16 percent between 1990 and 2000. |
